The same vacation home can cost different amounts on different sites. Here's how to compare the full price, the fees and the fine print before you choose where to book.

Many vacation homes are listed in more than one place: on Airbnb, on Vrbo, on Booking.com and on the rental company's own website. It's the same house, the same beds and the same view, but the total you pay can differ by hundreds of dollars depending on whether you're booking direct or through a booking site.
Direct is often the cheaper option, but not always. The only way to know is to compare the full price for your dates, not the nightly rate.
Why the same home has different prices
Booking sites charge for what they provide: the search, the payment system, the messaging and the customer support. Someone pays for that, and depending on the site and the listing it shows up in one of three ways:
- A guest service fee added at checkout, usually a percentage of the booking.
- A higher nightly rate, because the rental company raised its price on that site to cover the fee it pays.
- Both, in smaller amounts.
When you book on the rental company's own website, there's no marketplace in the middle, so neither cost applies. Some companies pass that saving on to guests who book direct and some don't, which is why it's worth checking rather than assuming.
Compare the total, not the nightly rate
A nightly rate leaves out much of what you'll actually pay. For a fair comparison, add up the same things on every site:
- Rent for your exact dates. Weekend and holiday nights often cost more, and some homes discount longer stays.
- The cleaning fee. Usually charged once per stay, so it matters more on a short trip.
- Other required fees, such as resort, amenity, linen or pet fees.
- The booking site's service fee, if there is one.
- Lodging taxes. These vary by state and county and are often 10% or more in popular vacation areas.
In the U.S., the Federal Trade Commission's rule on hidden fees, in effect since May 2025, requires short-term rental sellers to show the total price including mandatory fees up front. Taxes can still be added separately, so look for them before you pay.
Leave out optional extras, like early check-in or pool heating you don't need, unless you'll actually buy them. Then compare the totals side by side. Our guide to vacation rental fees explains each charge in more detail.
Check what the price includes
Two totals can match and still not be equal. Before you decide, compare:
- Cancellation terms. A direct booking might be refundable until 30 days out while the same home on a booking site has a stricter policy, or the other way around.
- The payment schedule. Some companies take a deposit now and the balance closer to the trip; some charge everything at once.
- Damage protection. Look for a refundable security deposit, a non-refundable damage waiver, or protection that comes with the booking site.
- Who you'll deal with. When you book direct, you talk to the people who manage the home. On a booking site, your first contact for a problem is usually the platform.
None of these is better or worse in every case. They're part of the price, so weigh them alongside the total.
When booking direct makes sense
Booking direct tends to work well when:
- The rental company is established and easy to verify. Our list of questions to ask before you book direct covers how to check.
- The direct total is lower, or the same with better cancellation terms.
- You want answers about the home before you book, like how the beds are arranged or how far it is to the beach.
- You might come back. Many companies look after returning guests.
A booking site can be the better choice when its total is lower, when you'd rather rely on the platform's own refund process, or when you can't confirm a company is legitimate.
How Wayvilo helps
Wayvilo shows an estimated total for each home that includes the required fees the rental company has confirmed. Where we have them, it also shows the price for the same stay on Airbnb, Vrbo and Booking.com. When booking direct costs less, the listing shows the estimated difference. How pricing works explains where those numbers come from.
To weigh a few homes at once, add them to Compare and choose your number of nights. Totals, cost per person and booking-site prices update together. When you've picked one, Book direct takes you to the rental company's own website, where you confirm the final price and book.
Prices on Wayvilo are estimates supplied by rental companies, not live quotes, so always check the final total on the site where you pay.
A quick checklist
- The same dates and guest count on every site
- Rent, cleaning and required fees added up
- Any booking-site service fee included
- Lodging taxes included
- Cancellation terms compared
- The company verified before you pay
Homes like Pompous Pelican in the Outer Banks, Peaceful Paradise in St. Thomas and Blue Bayou on Lake Norman show their booking options side by side, so you can see the difference before you choose.
